Access Statement For Corner Cottage Self Catering
Introduction
Our self catering cottage is the end cottage on a terrace of three situated fronting on to Main Street in Keswick. We have tried to provide as much information as possible in this statement, if you have any queries please do call us on 015394 32222.
Pre-Arrival
Our website is holiday-cottage-lake-district.com and shows some pictures of the inside and outside of the property, and various details of accommodation, availability, the town and facilities. Enquiries can be made by email, phone, fax or post. Bookings and confirmation are normally made by post.
The nearest bus stop and in fact main bus terminal is 300m from the entrance
There is no rail connection to the town, Penrith Station is 18 miles away connected by bus.
Arrival and Car Parking Facilities
There is space for one car to be parked in the garden through the double gates which are located in Carding Mill Lane just off Main Street, they are 200cm in width. The parking area is 720 cm long and 270 cm wide.
The pedestrian gate is 60cm wide
The garden paths 90cm wide are scattered with slate pieces and uneven in places between raised beds plus seating area 4 metres by 3 metres
There is a car park behind the cottage run by Allerdale Borough Council Charges are from 55p ½ hour , 90p hour up to £9 for 24 hours there is a pathway leading to the car park from pavement outside the cottage gates 120cm wide.
Although there is ample space on the corner off road for a car to park this is not permitted by the council.
The entrance at the rear has a step 12cm.
The rear door is 74cm wide and is inward opening into the kitchen, the keyhole is 93cm high there is a 10cm step.
Kitchen
The kitchen is open plan to the lounge with an opening 80cms wide
Worktop 93cms high
Electric Cooker hob is 92cms high the oven door is drop down.
The oven is at floor level and the lowest shelf is 40cm high from the floor which is vinyl
The sink is 93cms high with cupboards underneath
At least 150cms free space between worktops and walls
Fridge with small freezer above , highest shelf in fridge is 93cms
Front Door
The entrance at the front has a step of 2cms And is 80cms wide and opens straight from the street into the open plan lounge and diner. There is a sunken are 12cms deep inside the door with a doormat inside.
Dining and Lounge Room
The dining and lounge are open plan. The table is oblong, legs on each corner 63cm floor to lowest point of table (underspace) and is 74cm high 140cm long and 80cm wide. The table is against the wall at one end but moveable and the free space either side is 70cm. Dining Chairs (moveable) 6 chairs with pads on seats and no arms.
There is not a substantial amount of free space between furniture and walls.
Flooring is short pile carpet
Furniture is moveable and non feather, One double sofa and four easy armchairs
Teletext TV provided and DVD, TV remote control no longer works.
Radio Cassette player on wooden side board, three drawers containing games, jigsaws and walks, plus place mats.
Laundry There is no laundry, a public facility being 150 meters from the cottage where serviced and unserviced facilities are available.
Bathroom and WC
located off lounge through a door 66 cm wide opening into the bathroom which is 60 cm wide between hand wash basin and bath. sink is 85 cm high. Floor space under is taken up by column
Bath is 55cm high with hand holds on sides Flexible shower above taps for hair washing etc
Toilet seat height is 42cm
Flooring is ceramic tiles
The floors and walls and furniture are all white and not contrasting.
The door is locked from the inside by a sliding bolt at 114cm high
Stairs to bedrooms and upstairs WC and hand wash
The stairs are reached through a doorway from the lounge with a latch at 100 cm high The door is 76 cm wide. The stairs turn quite sharply to the right at the bottom The steps are 21 cm high and 74 cm wide. The stairway is enclosed and there is a handrail on the right side after the first bend at 84 cm high. There are 12 steps
The landing is 173 cm x 110 cm. With doorways to three bedrooms and the WC
Bedroom 1
Located left at the top of the stairs there is one step of 19 cm down into the room followed by a small 3cm step down once the door has been opened. The step is 71cm wide The door opening inward is 71cm wide
4' 6" Double bed is provided, Height to top of mattress 54 cm
Non Feather Pillows and Duvets provided. Duvet Covers and Pillow slips are cotton or polycotton
There are no large areas of free space around bed from walls and other furniture.
Bedroom 2
Located 2nd door left from top of stairs. Door inward opening is 71 cm wide
4'6" double bed provided, height to top of mattress 54 cm Non Feather Pillows and Duvets provided. Duvet Covers and Pillow slips are cotton or polycotton
Floor space between bed and wall at base only 34cm Biggest free floor space between bed and other furniture and walls 134cm X 110cm
Bedroom 3
Door inward opening is 71 cm wide
Two single 3' beds are provided Non Feather Pillows and Duvets provided. Duvet Covers and Pillow slips are cotton or polycotton
Biggest free floor space between beds and other furniture and walls 129cm X 133cm ( can be changed to 157x100 by moving drawers)

Located opposite top of stairs Door inward opening 68 cm wide Handwash basin 79 cm high Toilet seat 44 cm high

The garden is made up of raised beds and paths through with a parking area and also a further area of 4metres x 3 metres with a bench plus plastic table and four chairs.
Additional Information
Occupants of two adjacent cottages have access through pedestrian gate across the back garden to the rear of their properties.

Mobile Phone Reception varies according to provider.
Dogs are welcome although we do ask that protective throws are used where appropriate and that owners clean up after them
We have not yet imposed a no smoking rule but ask that guests smoke outside whenever possible, not upstairs at all and ventilate the downstairs well if they do smoke indoors.
